Recently while browsing Xianyu (闲鱼) looking for BYK-series chips (Sinowealth 8051 MCUs) for another project I'm working on, I stumbled across something peculiar: a device claiming to bypass STM32 RDP1 (Read-Out Protection Level 1) on F0, F1, F2 and F4 series chips. There have already been documented ways for most of these devices: voltage glitching on STM32F4, the Exception(al) Failure debug interface exploit on STM32F1, Cold-Boot Stepping on STM32F0, and reproducible glitching setups with open-source tooling. But all of these require understanding the attack, building or buying a glitching rig, and tuning parameters. A turnkey product like this one just lets you solder the chip onto the adapter and click a button. It's both concerning and exciting.Finally, other than glancing at the PCB, which has an SOP-16 IC with the label scraped off (presumably the microcontroller), I haven't tried analyzing how this device works yet. The Windows-only host app is not great either, but shouldn't be too hard to recreate it if someone wanted to. Might have to take a closer look at what's going on under the hood sometime. 超大阳台、270°飘窗、超100%得房率……开发商近来掀起得房率大比拼,购房者对于新楼盘到底有多少使用面积也更加在意。事实上,去年住建部提出建设“好房子”以来,北京、广州、深圳、成都、贵阳、福州等城市相继出台了新建筑标准,有的城市诸如广州、深圳放宽了层高、阳台等指标,为提高得房率创造了条件;有的城市通过对架空层等公共空间不计容的新规,减少了公摊面积。这些城市也陆续出现了130%、110%等超高得房率的住宅产品。那么,超高得房率意味着什么?各地容积率新规出台对得房率有哪些影响?购房者在买房时,应重点关注哪些层面?针对这些热问话题,新京报记者采访了业内专家。北京:鼓励设置“开敞阳台”“风雨连廊”今年下半年,北京新盘也陆续出现了“开敞阳台”,尤其是在丰台、顺义、大兴等区域的新盘开始出现带“开敞式阳台”的项目,部分项目阳台的进深可以做到1.5米,面积达到5-20平方米。同时,顺义区、石景山区等不少新盘也开始拼“赠送”,有的楼盘甚至称,开敞阳台、设备平台、飘窗“打包送了”。“目前,北京很多区出现了得房率高的新房,得房率较高的项目多集中在顺义区,部分楼盘得房率做到了100%以上。北京开发商的做法主要是通过设备平台、阳台露台、飘窗的赠送面积来实现的。这也是基于中央提出的优化增量的政策精神,北京也调整和放宽了住宅设计的规定,着力提高新房品质。”合硕机构首席分析师郭毅表示。事实上,北京市出台的住宅设计新规正在改变着新房住宅产品市场。11月22日,北京市规划和自然资源委员会官网发布《北京市高品质商品住宅设计导则(试行)》(以下称《导则》)。其中首次提出,鼓励在住宅首层设置架空层,打造室内外融合的共享绿色公共空间;鼓励在小区内设置开放的风雨连廊;鼓励在多层住宅设置开敞阳台。“阳台通过错层设计实现了全赠送。”北京龙湖观萃项目相关负责人介绍:“龙湖观萃129平方米户型得房率做到了94%,其中,赠送面积可达20平方米,具体做法上,有7平方米的面积是飘窗全赠送,而阳台通过错层设计从而实现了阳台面积全赠送。”此外,《导则》首次提出鼓励在住宅底层设置视线通透、空间开敞的架空层,作为居民公共活动、交往空间使用,架空面积可不计入容积率。值得一提的是,据公开资料,北京的华润幸福里、京能电建洺悦湾以及颐和金茂府等小区,此前就曾出现风雨连廊被拆除的情况,大兴的招商玺多次报规风雨连廊才获得审批。北京龙湖观萃项目相关负责人介绍:“北京龙湖观萃有近1000平方米的架空层和近1000平方米的景观风雨连廊,原先这些面积是需要计入公摊面积的,现在按照新出台《导则》,架空面积不计容,从而也是提高了得房率和居住的舒适度。”“北京近期出台的《导则》与南方城市的一些设计理念接轨,类似于‘第四代住宅’概念。政策鼓励的架空层设计和风雨连廊等措施,旨在增加得房率和提高新房使用面积,提升了住宅的功能性和舒适性,也是未来住宅的发展方向。”上述负责人表示。各地新建筑标准助力超高得房率成“新风向”12月17日,广州成功出让番禺区四宗宅地,总出让面积为20.84万平方米,累计成交金额33.88亿元。其中,成交楼面价最高的一宗宅地(番禺区市桥街中银大厦南侧BC0612015地块),被绿城集团以总价5.08亿元、楼面价16908元/平方米、溢价率2%竞得。按照出让公告,该地块不仅对住宅外立面提出了明确要求,而且阳台等半敞开空间占计容面积可提高至25%。也就是说,未来该项目住宅产品最高实用率可达到125%。事实上,2023年11月9日,广州施行新版的《广州市建筑工程容积率计算办法》(以下简称《办法》),其中规定,住宅建筑的半开敞空间进深不大于2.4米,其中满足连续开敞率不低于40%的主景观阳台不限制进深,且半开敞空间水平投影面积之和不超过住宅套内(含半开敞空间水平投影面积)建筑面积20%的,按其水平投影面积一半计算容积率建筑面积。在此《办法》发布后,广州市面上就不断有新产品通过增加不计容面积,如阳台、飘窗、设备间等,使得房子的实际使用面积得以增加。而广州新出让的地块新规中,又不断有新的地块突破这一规定,使得“超大阳台”变为可能,使得“赠送面积”变得更多,这也大大提高了房屋的得房率。不仅仅是广州,深圳、成都、贵阳、福州等城市相继出台了新建筑标准,综合各地的相似点,即对阳台、飘窗等空间进深等参数作出调整;对设备房、配电房、风雨连廊等公共空间不计入公摊面积等。以2024版《深圳市建筑设计规则》为例,新的修订增加了“计一半面积的阳台进深不超过2.4米,超过部分的水平投影面积应全部计入规定建筑面积”内容。此前,阳台的进深不能超过2.4米,修订后阳台可以把进深做大,对超过2.4米部分计入规定建面。而在满足条件下可不计入建筑面积的凸窗,修订后进深也由0.6米增加至0.8米,“飘窗”面积将可加大一圈。此外,过去计入公摊面积的配电房、设备房、避难层、机房等公共空间在新规后列为“不计容面积”。这意味着,住宅的公摊面积将减少,得房率可有效提高。开发商怎么做出高得房率?对此,深圳新规后首批户型的代表项目前海未来城的相关负责人介绍:“以112平方米户型为例,这个户型得房率为96%,做到了赠送9个飘窗,主卧飘窗做成了‘L’形,新规后部分飘窗的进深也做到了0.8米,进深加大也意味着赠送面积也增多;同时,该户型还有南北两个大阳台,阳台进深含墙体做到了2.1米,阳台是属于半赠送面积的,而且北阳台是单独的可以作为灵动空间使用,所以整体下来户型的优势就是‘4房双阳台’‘5开间朝南’的设计,在销售中,总体下来,客户对这个户型,尤其是高得房率的设计也是表示满意的。”通过对市面上的项目分析,新京报记者也发现,超高得房率的项目一般是通过做大阳台面积(半赠送)、增加飘窗(全赠送)的做法来实现,同时,加上新规对诸如设备房此类原先计入公摊面积的空间剔除,所以今年市面上的产品呈现出高得房率的趋势。“从供给端来说,深圳新规对商品房供给造成比较大的影响,产品分化进一步加强,高品质产品更受市场欢迎;从市场端来说,这些超高得房率的项目在销售上会更胜一筹,一方面,这些项目的竞争优势会更强;另一方面,也相当于变相降低了房价,有利于项目的去化。”广东省城规院住房政策研究中心首席研究员李宇嘉表示。2024年部分城市容积率新规●武汉(3月20日)符合条件的住宅套内阳台按照其围护结构或围护设施的外围水平投影面积的1/2计算容积率建筑面积户型套内面积在100平方米及以上的住宅,每户可设置1处空中花园●福州(6月28日)套内阳台面积半计容标准放宽,阳台最大出挑距离由1.8米提高到2.4米●广州(8月26日)套内阳台面积半计容比例由套内建筑面积的15%提高至20%,高品质住宅可以适当提高阳台占比允许设置一个满足连续开敞率不低于40%的主景观阳台不限制其进深,且飘窗、空调外机最大尺寸提升至0.8米●杭州(10月31日)符合规定的开放式风雨连廊不计容且不计建筑密度符合要求的阳台容积率计算规则调整为按照阳台水平投影的1/2计算容积率●广州(11月9日)风雨连廊、景观亭廊以及公共空间的配套,都不用计入小区的容积率●北京(11月22日)架空层作为居民公共活动空间,建筑面积结合规划方案合理确定,不计入地块容积率。当风雨连廊为不封闭的建筑空间时,其建筑面积可不计入用地容积率。信息来源:亿翰智库新京报记者 徐倩SourcePh" style="display:none"
